INHERITED & FAMILY PROPERTY
You do not have to figure out the house alone.
When a property comes with loss, family responsibilities, or a complicated transition, even knowing where to begin can feel heavy. You deserve a steady conversation, a practical plan, and room to make decisions at your own pace.
I’m Lolo Fisher, a California Realtor® and Certified Probate & Trust Real Estate Specialist. I help families understand their real estate options and coordinate the property side of a transition across the Inland Empire, Orange County, and nearby Los Angeles County communities.
Talk Through Your Property Situation
First, understand the starting point
Before deciding what to do with a house, it helps to identify who has authority to act, how title is held, whether there are occupants or immediate maintenance needs, and which professionals are already involved.
A property in probate and a property held in a trust can involve different authority, procedures, and timelines. An attorney can clarify the legal requirements for your situation. I can coordinate the real estate work around that guidance, including court-related sale requirements when they apply.
Explore the choices before choosing a direction
- Sell. Compare the property’s condition, likely preparation needs, market context, and different ways to approach a sale.
- Keep. Consider the responsibilities and practical costs of continued ownership.
- Rent. Discuss what to investigate with a property manager, insurer, tax professional, and local agencies.
- Family buyout. Coordinate valuation and real estate information while your attorney and tax advisors guide the agreement and its consequences.
You do not need to arrive with the answer. We can begin with the questions that matter most to you.
Make the property side more manageable
We can talk through preparation, repairs, belongings, access, occupancy, and a realistic sequence of next steps. If family members live out of the area or see the situation differently, clear updates and a shared understanding of the property can help everyone have better-informed conversations.
With your permission, I can coordinate with the professionals you choose, such as an attorney, CPA, fiduciary, organizer, or property manager. I do not act as your attorney, tax advisor, or family mediator.
Compassion, with a practical next step
I sometimes say, “your mess is my ministry.” To me, that means meeting people with care, without judgment, and helping bring order to the real estate pieces when life feels complicated.
You can reach out even if you are helping someone else, are unsure of your role, or do not know whether the property is in probate or a trust. Start with the property’s city, your connection to it, and what feels most pressing. A street address is helpful only if you are comfortable sharing it.
Please do not upload estate documents, account numbers, identification, or other sensitive records through the website. We can discuss an appropriate next step privately.
